Knowing the signs your boiler needs replacing can save you money, stress and even keep your family safe.

1. Your Boiler Keeps Breaking Down
Every boiler will need the odd repair over its lifetime — that’s normal. But if you’re calling out an engineer two or three times a year, those repair bills add up fast.
As a rough guide: if the cost of repairs in the last 12 months adds up to more than a third of what a new boiler would cost, replacement is almost certainly the smarter move. A new boiler comes with a manufacturer’s warranty (typically 5–10 years), which means no repair bills for a long time.
2. Your Energy Bills Keep Rising
Noticed your gas bills creeping up even though you haven’t changed your habits? An older boiler loses efficiency over time. Modern condensing boilers run at 90%+ efficiency, while a boiler that’s 15 years old might be running at 60–70%.
That means for every pound you spend on gas, 30–40p is being wasted. Over a year, that can add up to hundreds of pounds. Upgrading to a new A-rated boiler often pays for itself within a few years through lower energy bills alone.
3. Strange Noises — Banging, Kettling, Gurgling
Boilers aren’t silent, but they shouldn’t sound like a building site either. If you’re hearing:
- Banging or clunking — could be a failing pump or a build-up of sludge in the system
- Kettling (like a kettle boiling) — usually limescale build-up on the heat exchanger, very common in London and SE London due to hard water
- Gurgling — often air trapped in the system or a blockage
Sometimes a powerflush can sort these issues out. But if the heat exchanger is damaged or corroded, replacing the boiler is usually more cost-effective than fitting a new heat exchanger to an old unit.
4. The Pilot Light Flame Is Yellow (Not Blue)
This one is important for safety. A healthy boiler flame should burn crisp blue. If the flame is yellow or orange, it could mean the gas isn’t burning properly — and that can produce carbon monoxide, a colourless, odourless gas that is extremely dangerous.
Other signs of a carbon monoxide issue include:
- Dark staining around or on the boiler
- A sooty or smoky smell
- Condensation on the windows in the room with the boiler
- The pilot light frequently blowing out
If you see a yellow flame, turn off the boiler and call a Gas Safe registered engineer immediately. This is not one to ignore.
5. Your Boiler Is Over 10–15 Years Old
Most boilers have a lifespan of around 10–15 years with proper servicing. After that, parts become harder to source, efficiency drops, and the risk of breakdowns goes up sharply.
If your boiler was installed before 2005, it’s almost certainly a non-condensing model — meaning it’s significantly less efficient than anything on the market today. Even a boiler from 2010–2012 may be approaching end-of-life.
We always recommend an annual boiler service to keep your boiler running as long as possible. But there comes a point where replacement is the sensible option.
