What Is a Gas Safety Certificate?

A Gas Safety Certificate — officially known as a CP12 — is a legal document confirming that all gas appliances, fittings, and flues in a property have been inspected and are safe to use.

Under the Gas Safety (Installation and Use) Regulations 1998, all landlords in England are legally required to have a gas safety check carried out by a Gas Safe registered engineer every 12 months. Failure to comply can result in fines of up to £6,000 and, in serious cases, a custodial sentence.
