The Gas Safety (Installation and Use) Regulations 1998 make it a legal requirement for all landlords to ensure that every gas appliance, fitting, and flue in their rental properties is inspected annually by a Gas Safe registered engineer.
Failure to comply isn't just an administrative oversight — it's a criminal offence. The Health and Safety Executive (HSE) can impose unlimited fines, and persistent non-compliance can result in a custodial sentence. More importantly, an unchecked gas appliance can be lethal.
