A full annual boiler service includes: visual inspection of the boiler and flue, checking the heat exchanger for cracks, cleaning the burner and spark electrodes, testing all safety devices, combustion analysis to check efficiency, checking the gas rate and pressure, inspecting the condensate trap, and providing a written service report. We also advise on any issues we find.
A standard annual boiler service takes approximately 45-60 minutes. If the boiler requires additional cleaning or minor adjustments, it may take up to 90 minutes. We'll let you know if we find anything that needs further attention.
Yes — an adult (18+) needs to be present at the property for the duration of the service. Our engineer needs access to the boiler and potentially the loft, meter, and all gas appliances (for a gas safety check). Please ensure any animals are secured before we arrive.
For an annual boiler service, you'll receive a written service report. For a gas safety check (CP12), you'll receive an official Gas Safety Record certificate issued the same day — both a physical copy and a digital copy emailed to you.
If we find a fault during the service, we'll explain it clearly and provide a written quote for any repair work. We won't carry out any additional work without your explicit approval first. In some cases, minor adjustments are included within the service.

Additional gas appliances: Gas safety checks cover the boiler as standard. Additional gas appliances (fireplaces, gas fires, gas cookers, etc.) are charged at £10 per appliance
Active faults: If your boiler has an active fault, please contact us first on 0208 123 4807 or WhatsApp before booking a standard service — you may need a repair rather than a routine service
Adult presence required: An adult (18+) must be present for the duration of the appointment
Access: Please ensure clear access to your boiler and all gas appliances. Pets must be secured before our engineer arrives
Cancellation: Please give at least 48 hours notice if you need to reschedule. Failed visits (no access) may incur a £45 charge
