Gas Safety Certificate (CP12) in Catford: Landlord Compliance Sorted
If you rent out a property in Catford, a CP12 Gas Safety Certificate is a legal requirement, not optional. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have all gas appliances inspected by a Gas Safe registered engineer every 12 months. DRMB Plumbing & Heating handles this end-to-end: we attend, inspect, sign off the certificate, and email it to you the same day.
On our regular SE6 round, quick response, local knowledge. We are Gas Safe registered, which means our certificates are legally valid and accepted by letting agents, councils and property managers. Fixed price within SE6. The price we quote is the price you pay.
Catford rental stock is a real mix, Victorian and Edwardian terraces along Sangley Road, Brownhill Road and Sandhurst Road; post-war semis around Bellingham; newer conversions off Rushey Green and near Catford Broadway. Each carries its own gas quirks. The older terraces off Brownhill often still run back-boiler flues or system boilers tucked behind airing-cupboard panels; the Bellingham semis usually have a kitchen-mounted combi feeding a conventional flue; conversions frequently have shared flues that need extra care on the inspection. We know these buildings, where the meter usually sits, where the flue exits, where landlords typically forget the tenant's boiler cupboard key. On our SE6 round we cluster multiple CP12s on the same afternoon for landlords with two or three Catford properties so paperwork bundles and renewal dates align.

Renters' Rights Act 2025: What Catford Landlords Need to Know
The Renters' Rights Act 2025 has changed the compliance landscape for landlords across Catford and SE6. The CP12 gas safety requirement itself hasn't moved, still annual, still under the Gas Safety (Installation and Use) Regulations 1998, but enforcement has sharpened:
- Periodic tenancies are now the default. No fixed-term expiry to catch a lapsed CP12 at renewal.
- Tenants have simpler routes to challenge unsafe conditions and reclaim rent.
- Property Portal registration (rolling out through 2026) will make missing gas safety records easier for councils to spot.
Our recommendation: book your CP12 30 days before the current one expires. We'll set a renewal reminder, hold the same slot each year, and email the certificate the same day so your paper trail is unbroken.
Frequently Asked Questions: CP12 Catford
Do I legally need a CP12 in Catford?
Yes. The Gas Safety (Installation and Use) Regulations 1998 require all landlords to have gas appliances inspected annually by a Gas Safe registered engineer. You must give tenants a copy within 28 days of the inspection, or before move-in for new tenants. Failure to comply carries an unlimited fine and up to 6 months in prison.
How much is a CP12 in Catford?
A CP12 in Catford is £90 for up to 2 gas appliances. Each additional appliance is £10. Combined boiler service + CP12 on the same visit is £160, saving £20. Fixed price. The price we quote is the price you pay.
What if my boiler fails the CP12 inspection?
If an appliance is unsafe, the engineer will advise you of the fault and, where necessary, isolate the appliance. You will receive a written report detailing any defects. We can quote for repair or replacement separately. The inspection fee is still payable.
How long does a CP12 take?
A standard CP12 inspection of a boiler and one other appliance typically takes 45–60 minutes in Catford. If you also book a boiler service on the same visit, allow 90 minutes. The certificate is emailed the same day.
How often do I need a CP12?
Every 12 months, without exception. The certificate shows the date of the next inspection due. We can set you a reminder so the renewal doesn't slip. WhatsApp us on 07946 444414 to book.
