Gas Safety Certificate (CP12) in Islington: Landlord Compliance Sorted
If you rent out a property in Islington, a CP12 Gas Safety Certificate is a legal requirement, not optional. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have all gas appliances inspected by a Gas Safe registered engineer every 12 months. DRMB Plumbing & Heating handles this end-to-end: we attend, inspect, sign off the certificate, and email it to you the same day.
Islington is covered by enquiry, send us your postcode and we come straight back with an exact price. We are Gas Safe registered, which means our certificates are legally valid and accepted by letting agents, councils and property managers.

Frequently Asked Questions: CP12 Islington
Do I legally need a CP12 in Islington?
Yes. The Gas Safety (Installation and Use) Regulations 1998 require all landlords to have gas appliances inspected annually by a Gas Safe registered engineer. You must give tenants a copy within 28 days of the inspection, or before move-in for new tenants. Failure to comply carries an unlimited fine and up to 6 months in prison.
How much is a CP12 in Islington?
We price Islington gas safety certificates individually, send us your postcode and the number of gas appliances through our booking form and we come straight back with an exact price.
What if my boiler fails the CP12 inspection?
If an appliance is unsafe, the engineer will advise you of the fault and, where necessary, isolate the appliance. You will receive a written report detailing any defects. We can quote for repair or replacement separately. The inspection fee is still payable.
How long does a CP12 take?
A standard CP12 inspection of a boiler and one other appliance typically takes 45–60 minutes in Islington. If you also book a boiler service on the same visit, allow 90 minutes. The certificate is emailed the same day.
How often do I need a CP12?
Every 12 months, without exception. The certificate shows the date of the next inspection due. We can set you a reminder so the renewal doesn't slip. WhatsApp us on 07946 444414 to book.
